For more than ten years I worked inside property development companies. I saw over five hundred homes come to life: from the building permit to the day someone picked up the keys.
From the inside you learn things no brochure will tell you. Which deadlines are real and which aren’t. Which clauses protect the buyer and which only seem to. And above all, that in almost every deal there is someone working for the seller and nobody truly working for the other side.
Chapter 1Why we started Kirior
I wanted a small advisory firm, the kind that handles only a few deals at a time and knows every home inside out. Where the person who calls you on day one is the same person who goes with you to the notary.
We don’t manage properties. We guide decisions you make only a few times in your life.
Chapter 2How I work today
I take on only a few homes at a time, because each one needs its own strategy. I tell you what I think even if it’s not what you want to hear: if a price doesn’t hold up, I explain why with data before the market finds out.
If you’re selling, I defend your price. If you’re buying, I negotiate for you. If you’re investing, I look at the numbers as if it were my own money.

Chapter 3With Flor
Kirior is a family business. My daughter Flor makes sure every home looks and is presented the way it deserves: photography, video, campaigns and everything that helps the right home reach the right person. I take care of strategy, negotiation and being with you every step of the way.
